Whaaaaat…….This IS NOT the House I Purchased
If there ever would be a nightmare day for a real estate agent, closing on the wrong house would be at the top of the list of bad days. Yes my friends I ran into this situation this week. And thankfully it was not I that made such a heinous mistake. Can you imagine yourself closing on the wrong house?
A long time client is working with me to purchase a home for her daughter. We viewed a few homes, with no luck. I sent her another list of homes of which her and her daughter wanted to drive by and check out the neighborhoods. While they were looking in the windows at one house a man approached them and said – hi – I’m so and so and I’m an agent would you like to see this house? My client immediately said I have an agent…several times over - because he was quite insistent on striking up a conversation and showing the house.
Being the nice lady she is, she agreed to look at the house but made it clear she had an agent who handled all her real estate deals. No problem Mr Friendly agent says and in they walk into the house. He proceeds to talk price and condition and then out of the blue says……. hey – would you like to see the house across the street that is $15K less?
The house was a dump. But – it was the kind of home they were considering as an investment fixer-upper They called me on the spot but I was in a conference so I couldn’t meet them until the next morning. They put the agent on the phone and he and I chatted and agreed to talk more that evening.
Here’s where the story gets interesting……
As it turns out the agent closed on the home by mistake – seriously. He showed his client another property down the street. They did a HUD bid on what they thought was great house and ended up with a dump.
Huh? How does it happen that you bought one house and end up with another house?
Who wasn’t keeping track of this file? How could title screw it up that bad? I’m talking with the poor guy and I’m wondering how in high heaven could things have gone so wrong. It didn’t make any sense.
This guy was in pain – serious pain of knowing how bad he screwed up. Here’s what happened. At close of escrow the buyer didn’t have time to do a final walk through as he had to rush to sign papers and close it THAT day. Since he’d purchased other properties over the years from this agent he wasn’t concerned at all. Nor was the agent. The agent called the listing agent for the location of the key so he could check the house out – unfortunately that was after it recorded. He went to the house he thought he buyer had purchased only to find another family moved in. HUH? He said he was totally confused at that point and he was sure it was just a simple mistake. He called the listing agent back and she told him that she did leave the key under the rock by the side gate. HUH? What side gate?
The listing agent quickly asked the guy the address of the house he was at. OMG that’s when he realized he was at the right – but oh so wrong house. He quickly proceeded down the block and pulled up to the wrong -but oh so right house. He opened the door, saw the dump and freaked out. Now what? Of course he called his broker. Being a broker I can only imagine the conversation I’d be having with him at that point….
The agent made a deal with his client that he would remodel the home at his expense and get it sold as fast as possible. The poor guy is not a home flipper but he knows a lot of construction guys from his church that are pitching in to help their buddy with a serious problem on his hands. By the end of next week he expects to have the the house in good shape and ready to sell. In the meantime my clients decided they’d make an offer on the home – fixed up. We’ve got our inspectors going over in the next few days to make sure all the major items are in good working order. Funny how things work out sometimes.
Make sure you’re closing on the correct property! Duh!
