Step 7: Get an inspection
They’ve accepted your offer….congratulations! Now it’s time for the inspection. As stated before, your offer was contigent upon the inspection going well, so the inspection is very important.
Term to know:
Home inspection: a visual inspection of a home, made by a trained, qualified professional who has experience in evaluating all the component features in a house, and who is able to give a clear and accurate picture of the condition of these components.
The home inspection includes the inspector looking at:
Foundations
Appliances
Fireplaces/chimneys
Paved surfaces
Garages
Decks
Outbuildings
Porches
Rafters/Attic
Siding
Exterior “shell”
Pool/spa
Water problems
Electrical
Plumbing
Heating
Fixtures
Structural issues
Cooling
Windows
Doors
Safety devices
The home inspection is designed to make sure everything is running as it should in order to save you from surprise costs down the road.
Following the inspection you will receive a report summarizing the condition of the house, as well as bringing any significant defects and their repair costs to your attention.
If there are any unanticipated repairs, you may work it out with the seller to negotiate who will be responsible for the repairs. Ideally, you reach an agreement, and move forward with closing the deal.
